The Bank of America headquarters at One Bryant Park is a model of energy efficiency and environmental sustainability. It includes the headquarters for BofA, the Henry Miller Theater, and rental space for various tenants. A large cogeneration plant supplies about 50% of the electricity needs for the entire building. Its waste heat is recovered to warm the building in winter and to produce chilled water, via absorption chillers, in summer. Ice storage further reduces peak demand charges. The energy cost for the Core & Shell is projected to be 54% below that of ASHRAE 90.1-2004 Appendix G. The Bank of America fitout is very energy efficient in its own right, featuring, for instance a daylight dimming system at the perimeter. While the Core & Shell and Bank of America fitout are efficient, the building recommends, but does not mandate, energy efficiency meausures for the other tenants. Assuming these tenants only meet the minimum requirements of ASHRAE, the building would save 21% over ASHRAE 90.1-2004 Appendix G Working with the design team Cook + Fox Architects (Core & Shell), Gensler (tenant fitout) and JBB Consulting Engineers, MEP, the professionals of Viridian have performed energy analyses for both Core & Shell and tenant fitout, have performed the "green" analyses for the tenant fitout, and have collaborated with e4 on "green" consulting for the Core & Shell. The work was started when Viridian professionals were part of another company and was co-funded by the New York State Energy Research & Development Authority.
